What is a private co-working office?
It's a single office, generally furnished, that is occupied on a short or long term basis. A co-working centre will include a boardroom, meeting facilities, receptionists and general business equipment such as high speed printing and scanning facilities.
Private office clients have access to kitchen facilities which are managed by the centre. So even the little things like fresh milk and clean cups are all taken care of by the centre manager.
Who uses a private co-working office then?
At Sohovian we have a range of clients:
- Micro businesses (less than 5 people)
- Branch offices of national companies
- Government employees working close to home
- Mobile professionals
Some of our clients have been with us for many, many years. They stay because of the convenience and the laid-back, friendly environment that Sohovian provides. When clients do leave us, it's because they've outgrown our offices and need their own space.
What is the minimum term?
Sohovian is very flexible. We have no minimum terms on most of our offices. You can rent an office for one hour, one year or anything in between. We offer incentives for you to take an office for a longer term.
What does my occupancy charge include?

Full time private office clients also get:
- Four hours boardroom use each month
- Use of the Sohovian business address for all business purposes

Why wouldn't I just rent conventional office space?
You can. A conventional space is ideal for those established businesses that have the resources to manage their own space.
You'll need to sign a formal lease, have your solicitor review it and provide at least 3 months rent straight up as a bond. Lease terms vary. Some landlords are quite flexible and will negotiate a 12 month minimum term, however most will want a 3 year commitment as a minimum.
You choose and pay for your fit out, arrange to have your utilities and services connected and finally, you choose how you will furnish your tenancy.
Why not share space with another business?
This is an excellent alternative for some small businesses. It can be a win-win for both parties. A shared arrangement can involve either one or both of the parties being the primary tenant. The issues that arise are generally related to the growth of one of the businesses or worse, the failure of one of the businesses.
Other issues can arise where the two businesses are not compatible, for example, noise factors, clientele or even working hours.
What about open co-working spaces?
Open co-working spaces are fantastic for those businesses that thrive on the sharing of ideas. They are primarily for creatives and small technology startups. They are open plan spaces and as such, they encourage interaction between the different clients.
They're very cost effective as well. Whilst some businesses will remain in a co-working space for many years, a lot of small businesses find that they need to move on to dedicated office space as their business grows.
Our centres offer a range of private, dedicated offices for those businesses that have either outgrown the open co-working space or whose work and clientele isn't suited to open plan, shared workspaces.
