Our fully furnished offices are located in Brisbane's bayside at Cleveland and on the city fringe at Toowong.
What do you get with a serviced office?
- Your office is fully furnished.
- You can access our boardroom in either Toowong or Cleveland for FREE for 4 hours each month.
- Office cleaning, electricity, coffee/tea making facilities, access to high speed scanner/printer/fax machine (on a pay-as-you-go system) are all included.
- You will have a receptionist to meet and greet your visitors and accept deliveries on your behalf.
- A very friendly atmosphere.

Toowong Serviced Offices
Our Toowong offices provide many transportation options. We have bike racks and showers for the cyclists. Toowong station is just up the road and it's a 9 minute train ride to Central. We're also located close to High Street where you can catch buses on many major routes. We can provide paid car parks on site - subject to availability. Casual parking is available at the nearby shopping centre (charges apply) or in surrounding streets.
Toowong is great suburb. It's bustling but not congested. There's the iconic Toowong Shopping Village which boasts an awesome array of eateries and some of the top fashion outlets. It's also a professional hub, with many firms choosing to locate their offices in Toowong. Bank branches for all the major banks are within 300m of our offices.

Cleveland Serviced Offices
Located near the train station and right in the heart of Cleveland's business district, these offices are spacious. Many offer full length windows and all offices give you access to our facilities. We provide complimentary car parks on site (first-come, first-served) and there is street parking available for casual parking. The council operated car park is also right next door.
Cleveland itself is a laid-back, bayside suburb. It boasts a lovely village atmosphere whilst still offering city standard services and facilities. We're within walking distance to all the major banks, police station and court house.

WHAT is a serviced office?
A serviced office is a single office, generally furnished, that is occupied on a short or long term basis. A serviced office centre will include a boardroom, meeting facilities, receptionists and general business equipment such as high speed printing and scanning facilities.
Serviced office clients have access to kitchen facilities which are managed by the centre. So even the little things like fresh milk and clean cups are all taken care of by the centre manager.
WHO uses a serviced office then?
At Sohovian we have a range of clients:
- Micro businesses (less than 5 people)
- Branch offices of national companies
- Government employees working close to home
- Mobile professionals
Some of our clients have been with us for many, many years. They stay because of the convenience and the laid-back, friendly environment that Sohovian provides. When clients do leave us, it’s because they’ve outgrown the serviced office and need their own space.
WHAT is the minimum term?
Sohovian is very flexible. We have no minimum terms on most of our offices. You can rent an office for one hour, one year or anything in between. We offer incentives for you to take an office for a longer term.

WHY wouldn’t I just rent conventional office space?
You can. A conventional space is ideal for those established businesses that have the resources to manage their own space.
You’ll need to sign a formal lease, have your solicitor review it and provide at least 3 months rent straight up as a bond. Lease terms vary. Some landlords are quite flexible and will negotiate a 12 month minimum term, however most will want a 3 year commitment as a minimum.
You choose and pay for your fit out, arrange to have your utilities and services connected and finally, you choose how you will furnish your tenancy.
WHY not share space with another business?
This is an excellent alternative for some small businesses. It can be a win-win for both parties. A shared arrangement can involve either one or both of the parties being the primary tenant. The issues that arise are generally related to the growth of one of the businesses or worse, the failure of one of the businesses.
Other issues can arise where the two businesses are not compatible, for example, noise factors, clientele or even working hours.
WHAT about co-working spaces?
Co-working spaces are fantastic for those businesses that thrive on the sharing of ideas. They are primarily for creatives and small technology startups. They are open plan spaces and as such, they encourage interaction between the different clients.
They’re very cost effective as well. Whilst some businesses will remain in a co-working space for many years, a lot of small businesses find that they need to move on to dedicated office space as their business grows.
